If you build a house, you should know the risk after 8 years. The market value of houses below the ZEH standard will drop!?

In October 2020, former Prime Minister Suga declared, "Realization of a decarbonized society by 2050." But it wasn't the time to think vaguely that there are about 30 years left. In response to this declaration, the country began to move at once as if it had cut a dam. Along with that, our housing environment may change drastically in the next 10 years. Ms. Yuko Nishida of the Renewable Energy Institute, who is familiar with government policy trends, including the Investigative Committee on Energy Conservation Targets for Houses and Buildings toward a Decarbonized Society, which discusses specific measures for the realization of a decarbonized society. , I asked about the points of future housing measures and points to be aware of, such as how to buy a house and remodeling.

Eight years from now, the ZEH standard will become the lowest energy-saving standard

8 years to know when building a house Risks after 8 years: the market value of houses below the ZEH standard will drop!?

In October 2021, the 6th Strategic Energy Plan was approved by the Cabinet. Naturally, the plan aims to achieve a decarbonized society by 2050, but the promotion of electric vehicles was not enough. The contents were already packed with policies that would have to change our way of thinking tomorrow and the day after tomorrow.

Targets for 2050 and 2030

About half in 8 years. Prime Minister Kishida called the period up to 2030 a "decade of competition" when he announced the declaration. Therefore, at the "Study Group on Energy Conservation Measures for Houses and Buildings toward a Decarbonized Society", specific measures were discussed. First, we decided on what we should aim for in 2050 and 2030 respectively. The goals shown in the diagram are set for “housing and buildings,” including the house we live in. *1/ZEH is a house that reduces the amount of energy used, generates energy with solar power generation, etc., and reduces the amount of primary energy consumed in a year to almost zero or less. ZEB is a building version*2/stock average in which the primary energy consumption is reduced by about 20% from the energy-saving standards for houses, and for buildings it is reduced by about 30% or 40% depending on the purpose*3/residence.・Reduce primary energy consumption by 20% from current energy conservation standards, excluding reinforced outer skin standards and renewable energy. Buildings are similarly reduced by 30% or 40% depending on their use (20% reduction for small scale)
